Land investments
you can verify in person.

Yucatán's most unique properties, fully documented, available for in-person due diligence in Mérida. No remote commitments.

Why Yucatán, right now.

Three overlapping forces are creating a land investment window that does not repeat. Cenote tourism, Tren Maya, and a structural lodging shortage.

Cenote tourism is exploding.

Homún has become Yucatán's top adventure tourism destination, drawing massive visitor numbers to its cenote routes. Demand for nature experiences in the region is structurally above supply and growing every year.

Tren Maya brings the world closer.

Mexico's largest infrastructure project now connects the Yucatán Peninsula to international gateways. Izamal, a Pueblo Mágico and Tren Maya hub, is 55 km from Rancho Culul. The distance from Cancún Airport to this region is now under 2 hours.

Zero quality lodging in the corridor.

Visitors to the Homún cenote routes cannot find quality overnight accommodation. They are forced to day-trip from Mérida. A boutique hotel, eco-villa, or glamping operation here captures a market that currently has no competition at the quality tier.

Transaction through a notario público

If you decide to proceed, a Mérida-based notario público handles the deed transfer. This is the same process used by Mexican nationals. The title is yours.

Investment questions

Yes, when the title is properly documented and the transaction goes through a certified notario público. YucatanLands only presents properties with registered title in the Registro Público, a current Certificado de Libertad (no liens), and verified cadastral registration. Every buyer is encouraged to verify documents independently before committing to anything.

Yes. Yucatán's interior is outside Mexico's restricted zone. Foreign nationals can purchase land with direct fee-simple title, identical to a Mexican citizen transaction. No fideicomiso (bank trust) required. You hold the title directly in your name, or through a Mexican corporation if preferred for tax planning purposes.

Coastal Quintana Roo prices have already incorporated years of tourism growth. Yucatán interior is at an earlier stage of the appreciation curve, with comparable tourism drivers (cenotes), significantly lower land prices, no coastal restriction zone complexity, and a growing infrastructure investment via Tren Maya. The entry price is lower; the growth potential is higher.

YucatanLands is a curated intermediary. We identify and verify properties, present them to qualified investors, and coordinate the due diligence process. Our fee is paid by the seller upon successful transaction completion. There is no cost to buyers for reviewing properties, requesting documentation, or participating in site visits.

No. We communicate in English. The notario público process requires document translation, which is standard practice for international buyers and handled by the notary's office. Mérida has a large international community and bilingual legal professionals experienced with foreign land purchases.
